BAS & Tax Returns

Where required, Phoenix Strata Management will prepare, check and lodge quarterly BAS on behalf of GST registered strata schemes and annual tax returns.

Budgets

Phoenix Strata Management will prepare an annual budget for the purpose of raising appropriate levies at the Annual General Meeting.

Common seal

Phoenix Strata Management retains custody of the common seal of the Owners Corporation and shall affix the seal to any deed, instrument or document in accordance with Section 238 of the Strata Schemes Management Act 1996.

Financial reports

Quarterly financial reports are issued to all members of the Executive Committee every 3 months. An annual report is prepared & issued to all owners as part of the annual general meeting. During the course of the year, should the Executive Committee convene meetings, additional reports may be issued upon request.

Insurance Claims

In the event that damage is sustained to the property following a burst water pipe, impact, fire, malicious damage or a break and enter Phoenix Strata Management will promptly arrange  the repair and will then lodge an appropriate insurance claim with your insurer. Should the nature of the repair be major, Phoenix Strata Management will work closely with you, the strata schemes insurer, the nominated assessor and trades person to arrange a prompt repair of the property.

Insurance valuations & renewals

In accordance with Section 85 of the Strata Schemes Management Act, 1996, Phoenix Strata Management may arrange for the building to be revalued for insurance purposes and the building policy renewed at a competitive rate.

Levies

All owners within the strata scheme are responsible for the payment of levies. If they are not paid by the due date, levies attract an interest charge. Quarterly and special levies are issued approximately 2 weeks before they fall due and paid into the trust account. Levy payment options are as follows;

  • BPay via telephone or internet banking from your nominated account
  • Posting a cheque or money order to our office

Levy arrears

The Owners Corporation may recover any outstanding levies which have not been paid. Should levies fall into arrears, a reminder notice* will be issued by Phoenix Strata Management to the owner advising of them of the outstanding amount. Should payment not be received, an additional notice will be sent* requesting payment within 14 days. Should payment not be received, the debt will be referred to J S Mueller & Co who shall commence legal action* in recovering the debt.

Notice to Comply

Phoenix Strata Management will under the instruction of the Owners Corporation issue a Notice to Comply to a resident within the strata scheme should the Owners Corporation believe that the occupant is in breach of the strata schemes bylaws.

Repairs

In the event that the property requires repair, whether it be a water leak between two units, a sewer surcharge, a roof leak or an attempted break and enter, Phoenix Strata Management will arrange for fully insured and appropriately licensed contractors to attend to the site promptly.

Trust account

Phoenix Strata Management maintains a combine trust account which is audited annually for the Office of Fair Trading. Strata schemes under our management are not charged for the report.
